Most residential fences go in over a single long weekend — 1 to 3 days. Commercial and farm jobs are scoped to the foot. Your written quote includes a concrete install window, not a vague "week of."

Material: 10 years on cedar, 25 on vinyl, 20 on aluminum, 5 on chain-link. Workmanship: lifetime. If a post heaves, a rail sags, or a gate binds — ever — we fix it, no proration, no invoice.

We call 811 for you. Underground utility locating is mandatory in Missouri and Kansas and it's included in every install at no charge. You'll see the orange-flag markings on site before a post hole is drilled.

Technically yes — but adding a gate or automation after the fence is built costs roughly 40% more than bundling at install. If it's on your mind at all, add it now. If you decide against it, we credit you at the measure.

KC convention — and most HOA rules in Overland Park, Leawood, and Lee's Summit — require the finished (smooth) side to face your neighbor. The rail/post side faces your yard. If you want both sides finished, ask about shadowbox or board-on-board — they look identical from either side.

Both. Storm damage, rot at the fenceline, a single heaved post — we'll match existing materials and repair only what's broken. If more than ~40% of your fence needs work, a full replacement is usually cheaper long-term than piecemeal repairs.

We pull county plat records and set posts 6 inches inside your line — standard practice to avoid encroachment. If the existing fence is on the line or disputed, we pause and recommend a formal survey before digging. We've never been sued; we'd like to keep it that way.

Kansas City MO usually doesn't require a permit for in-kind replacement. Overland Park, Leawood, and most Johnson County cities do — even for replacements. We file every permit for you as part of the quoted price, regardless of jurisdiction.
